Best area in Udon

I like to invite you all to give your views on where in Udon Thani one should live. Where is it nice, peaceful, cheap, close to everything and so on. For myself I am fairly new to this town and I have started to rent in the Nong Prajak area. The lady now wants us to have something of our own so we have started to look for a house or land to buy. We have not found any houses for sale in this area and the prices for land seems quite high, we have been quoted up to 20.000/wah. All ideas are appreciated.

There's a new housing development going up around the corner from Big C and about 500 m south on the ring road. I can't say if this the best area in Udon but we live (PK 5) not from the new estate and I'm happy with the area.

Anyway, the new estate is Sittarom it's located on the Ring road between Phosi Rd (Bic C) and Tahan Rd (between Big C & the Chevrolet dealer). My wife and I dropped by last weekend during their "open house" and were quite impressed with the two floor plans we toured. I believe the one floor plan starts at 2,290,000bt and the promotion price is 2,090,000bt. This is a 3brm/3bath unit with a total area of 134 sq m.

The best area really depends upon what is important to you: Price, ease of access and egress, nearby food and shopping, noise, breezes, nearby businesses and residents, village speakers, temple speakers, air quality, telephone service, cable service, ADSL service, water availability and pressure, reliability of electric service, flooding and drainage, and others that I'm not thinking of at the moment.

Buying in a housing development is more expensive for the land, but less effort than buying land outside and building a house. Land inside the ring road is generally more expensive than outside.

A little over a year ago, I chose the west side of town just outside the ring road because I thought it provided a convenient location, was affordable for the land, the utilities were present, it often has a good breeze, the air is better than in town, it's relatively quiet, and on a dead end soi. My drive to walk around Nong Prajak in the morning takes about 3 minutes. I did not consider the east or south sides of town as there was nothing on those sides of town that I frequented.

Land is still affordable at this time, but sales are common and more houses are being built in the area. I think most land around here would run just under 3,000 per Wah except in the housing development near us. Lots tend to run from about 80 to 300 Wah, with most being the smaller sizes. I bought 2 of the smaller ones. A friend recently bought just a bit over a rai. I think it was on 2 chanotes.

There is a small 3 bedroom house for sale on the next soi on about 70 wah. 1.3 million, I think. It's a couple of years old from the looks of it.

Tesco Lotus is very convenient and the new Carrefour will also be so. We can go into town on Posri Road or past Nong Prajak. After a year here, I'm still happy with our choice of location.

You're right about that. Some aren't looking for much more than the simple things in life and some are looking for the finer things. It's all in what satisfies the individual.

I had a look at Sittarom yesterday. Was impressed by the development and seems well located for the bigger shops (Big C /Index / Global House / etc.) Only problem is it's close to the in-laws in Nong Han :-$

One of the Project Managers on the development is a friend from BK so I'm gonna have a beer with him later on in the week and get the real story on quality of the builds. :guiness:

Also know an Aussie guy who's just rented in PK5 and is more than happy with location.

Yes there is, but it's in Thai. From what I was able to navigate I didn't see any mention of the of the Udon development, possibly not up to date.

just had a look on there...and they have examples of what i mentioned on another building thread..need ideas on design..?? they have some on there also.

I'm not trying to put anyone off Sittarom, but remember it is almost directly under the flight path of the airport. Maybe OK now with not so many flights but what of the future?.

I live about 400m from Sittarom, we're far from being directly under the flight path of the airport. I can see airplanes heading in or out of UTH from my front porch and it's really not that big of an issue. However, it does get a bit noisy when military aircraft are practicing touch & go's, but it's tolerable, for me anyway.

the cost of land at 20,000 baht /wah seems high to me, my house is near the the railway and 2 k south of the station , the original asking price for this bungalow on 100 wah plot was 1.4 million baht june last year. have a look at houses for sale on this sight and especially the plot size.

Empty lot on Soi Benjang (second street behind main post office) has just been cleaned up and leveled off. Big enough for 2 houses. Rumor is it's for sale for 1 miilion Baht. Quiet and very safe area. Most of the residents in this area work for the Gov't.
