Home Building in Oz

The poll was closed, and it was 2 votes to put my posting under this heading, and 2 votes against Vegemite sandwich


The Master Builder will in the following months, take the forum members interested in building and gaining some technical know how, on the requirements to build a home from the ground up in Brisbane Queensland Australia.

The home will be built in the capital city of Brisbane, suburb of Manly 500 metres from Morten Bay, looking towards Morten Island.

Timber frame 3 story high on 400mt2 block land, 10mt x 40mt, the area is highly sort after and the average price house land for this quality of home is $1,280,000, views views views, if you can see water humans will come.

Here is the google photo of the land, it still has the old tin shack on it , with a shed out the back.

To the left of the photo, the block next door, had a simular home, it is now same same as 68, demoslihed. So we have a home next door about half way through construction by another builder.

Dorks Dykes & Doodleheads, some yuppy had make a mistake on the RL of the job, Reduced Level. so the pad/ building platform has been cut to the wrong level.

Another day for the DDDs who think they know it all, BS to the client and its all wrong, this DDD calls himself a designer.

From the begining, Its december 2006, clients rings up to meet to have home built.

4 hours meeting they go away, Jan 07 client rings up again and meet on site, discuss options of old house, they decide to demolish old home , rather than refurbish.

Client engages designer from the DDDH school, same same as WBU, Dork designs starts the process, the master builder is left out of the process, best way.

DD as required by law engages a engineer, who engages a soil tester, ST drills 2 bore holes 50mm x 2 mt deep under the proposed building pad, does the usual dynanic cone test , shrink swell, moisture ETC, gives report to Engineer.

Engineer designs footing to meet the OZ standards, wind classification N3, terrain category, shielding, Etc, to suit the soil conditions, comes up with a Raft slab design. N3 = 42 mts / sec n= non cyclonic

DD complete plans by April 07, old home is in a DPC Demolition Precinct Control, so its off to the council for approval, if not in control area right of way to build, no need for council approval, We have private certifiers to approval building works.

Council approves plans by June07, old home was built after the war so no need to keep, any pre war 2 homes have to be kept, but only a part of them, another story of home next door which was a pre war home.

Demo is approved, client makes more changes to new home plans drawn up now it December 07.

Feb 08 the plans are put back to the engineer for steel work new counterlever work, First final from engineer arrives march, more changes as the master builder inspects the design, back to the engineer, client makes more changes, and back to the MB, now it may 08 the Master Builder LOOKS AT THE PLANS AGAIN, still more design errors, back to the engineer for changes. final final plans July 08. sign up for $638,000

Cut the block to the pad level, owner says going to deep, MB says piss off, so its stop work tell owner look here on plan , height 9.600 mts , maxium height allowed 8.500, must dig 1.100 mt at low point, HUMMMMMMMMMMMM says owner go back to DD and find problem, to deep.

Dork designs yuppy has no idea and house is too high, some bad calulations, wait 1 week till now for new design, Unless the ceiling level are less than 2.100mt 7 foot, which won't pass the BCA its dig. Building code Australia.

Now it rains, cut pad is now a pool, and its back to the masters plan of dig my son dig deeper, or loose the top floor, Now the owner is up for $8000 extra to remove 50 cmt of soil, and the DD is not to be seen on site.

So while its wet, time to re-engineer the footings, to suit the new depth, back to the engineers office, there will have to be a step in the design to get the building under the height, But wait the deeper we go the steeper the driveway, now the driveway is less than 1-4, to steep to meet the rules, so its raise the garage area so the car wont botton out on the driveway, next week plans will be back mid july

aint, building in thailand a doddle after all those mickey mouse rules and regulations. too many people wanna piece of your pie, in aus and england , and they aint got a scooby what there doin. :D :D :D . you got much more patience than me M B. i would of told them to shove it where the sun dont shine .
