How much is Land Tax (Council Rates) in Thailand?

Sorry if this has been covered before.

I had a quite look around and nothing was obvious.

Anyway, I have a few rubber tree farms as mentioned before.

So now the question of paying the land tax has come up.

I originally asked about this before I put the money in. They said it was not much and they would pay it if I bought the land. Well times are getting tough over there, unlike in Australia!!!!! :cry: :shock: And I have been asked to pay the land tax on our farms.

Does any one know roughly how much land tax is on let

In the Nation today a new set of taxes are being set in three catagories. Commercial properties = no more than 0.5 per cent. Undeveloped property no more than 1% and Agricultural land at no more than 0.05% Sorry dont know how to post a link.

if not mistaken, there is no tax on less than 5 rai. i went to local tambon office to verify last year that i did or didn't owe anything, they didn't even have the house registered, which i know was a mistake, or simply couldn't find the right page, as i registered it myself after built. so had to re-register, basically add a page to book. total charge 5 baht, for page, no taxes due for 7 years. told some time ago that 5 rai or less, no taxes. may be wrong. also told taxes are do on land that isn't used, may also be incorrect. sorry not helpful, as shouldn't apply to you, since using, as commercial business. though i can't imagine the taxes being much at all.

One of TW's responsibilities as a Puya Baan is to collect the land taxes in our village, laphanphon has it near to right:-
5 Rai or less attracts no tax, more than that is taxed at 3 Baht per Rai per annum.

Edit:- In simple terms the land can be forfited if the tax is not paid as most all farm land is basically leased from the Kingdom and the lease can be bought and sold.

Wow - at 0.05%, a 1 million baht rubber farm would owe 500 baht in taxes. How will you ever come up with that?

An alarm just went off. If they have to ask you to pay the taxes, they may have inflated the figure some. My wife owns four properties in Nong Khai and Udon provinces, one of which she has owned for about six years, and we have never been asked to pay taxes on any of them.

I remember a friend of mine ,that owns 10 rai that he subdivided into 20 lots,that he went to the land office to check on his taxes as he didn't want any problems!

I don't remember the exact figure at the time,but I am sure it was less than 100 baht,something ridiculous like 17 or 37 baht.He was laughing as he was telling me because he said the person at the land office told him that he was the only falang to ever ask and pay the tax!

I remember talking with him ,at the time,about the money paid would not pay for labor and supplies to record it :lol:

Maybe the taxes have something to do with the Rubber Tree business and not with the land per say???

they may over inflate the baht from time to time, easy ron , but they dont cripple anyone with taxes here . gotta love thailand !!!! does anyone know if that is 5 rai, collectively or in one province ? 8) 8)

I'm only guessing here but it sounds like the paper work was not handled correctly or registered with the local Amphur offices. I would go to the various offices and check the legality of your purchases. Take all the receipts and originals of any documentation you are holding?

I or should I say TW has been through the purchase process and it seems very simplistic, the buyers and sellers sit on the floor in a circle along with witnesses (usually village elders) as well as the village boss (Puya Baan). Money changes hands, everyone signs the documents and then it is off to the Amphur Office to lodge the paperwork, there are taxes and charges involved but I can't remember how much - a pittance anyway. Next tax year her name appeared on the list of owners to be hit with the 3 Baht/Rai tax.

The tax is the same, doesn't matter what is been grown - OK cash crops (funny weed) may be different :lol:

Edit: If the land is not being used the tax still has to be paid. If it has not anyone can apply to the Amphur, after a period of time, to take the land over.

After the initial purchase charges the annual land tax is the only liability.

I've been to the Amphur for two of the registrations and have seen the titles to the other two. They are properly registered. I suspect that they taxes are either nil or so low that they are not worth collecting (yet).

Yes again I believe less than 5 rai attracts no tax , if you have a house, do not worry, 0-5 rai, as stated any tax if at all is so low they do not bother.
above pay to local amphur office I beleive.
more than that large farm etc...talk to land office.
interesting point each house some people owe, is listed as a single properry so together may attract tax, howeve as each one is on its own, they do not link properties to owners just owners to properties, so no culmative tax.
That seems silly but it is Thailand.
