Land prices

Lets expand this land price discussion a bit.
Lets talk about farm land . We are constantly looking for something suitable -so far no success.
In my book ,I have choices to invest my money -I can leave it in the savings account ,can buy mutual funds ,can buy gold etc --and I can buy land for farming .
Since I would not do the farming myself ,I would have rent the land ,either for cash or share cropping . Being Falang and not always on site -I know upfront ,inthe sharecropping deal , they would steal at least 30 % of my share ,that is a fact of life here . Even growing trees is no longer a safe haven ,if we are to believe the reports of fellow falangs on "Thai visa ",who had Rai after Rai of trees chopped down and stolen while they are away.
Long story short -for an absentee landlord ,there are not many choices left and the net return per Rai per year under the best of circumstances will be no more than 1500 baht .
If I want a return of 10 % on my invested capital I could only pay 15000 Baht per rai -if I am happy with 5 % return I could pay 30000Baht . I am not taking any POTENTIAL appreciation into account ,srictly imcome producing capacity of the investment (land).
We have not found any land at these prices and have not found anybody who understands my math and argumentations (see above ) .
Am I missing something here ?.
The ideas people have about the value of their land ,which often time seems to me to serve no other purpose than to hold the world together, are just totally rediculous.
I will not get suckered into to hype "just wait 2-3 years , and then sell for double the money " . If I want to gamble I know where to go .
Any ideas ,input ,agreemnet ,contradictions --please lets have it.

I agree with you. It's sound advice. The math and argumentations are right on. But now is not a good time to buy gold or real estate/property. Let the money sit in a savings account a draw 5-6% interest for the 2-3 years and see how things look then.

Highway 2 land for sale

My wife's family has 28 rai for sale 13 km out of Udorn (Bon Dong Rai)about 100m from the highway (2). It is a rice farm and has high ground with electric for a nice home sight. They are asking 400000 per rai. The aunt may sell her adjoining 40 rai also.

we have 21 rai of land with 2 houses land starts at end of village main road,the land is set out to grow rice,very clean,houses are timber construction and typical thai style,all papers in order,tax paid up to date
best offer around 500000 baht

i wouldn't of either, not from advice from an idiot, but since i've been tracking it in for a while, :lol:

no, i popped 25 % that weak, common sense says bad time to jump in. BUT............... even up another 100 %, i still in and hanging long term. as always, due diligence and your own research.

i trying to figure how we can get the 8 % in aussie bank without reported back to usa. :shock: 8)

im sorry guys but theres land ,and then theres land, the figures mentioned in these posts are in my view meaningless, its location means everything, and im not just talking how far from town. you can get a prime piece of land on the edge of a nice village or you can get a plot in the middle of the village stuck between 2 shacks, i know from experience that if the guy selling the nice plot got say 100,000 for a rai, the guy with the scruffy plot will want the same sort of money, its a loss of face thing. believe me ive looked at a lot of potential building plots in 2 years. as for near to town, my rule of thumb is , prime prices within the ringroad and i do mean prime, next is 15 minutes on a motorbike approximately between threequaters and half the prime price, up ro 30 minutes on a motorbike will be less than half ,and further out even less, then theres farmland, numerous conitations again, service roads, water on or very near, what was grown before ect ect ect. value each piece of land for yourself and its worth what you individualy are prepared to pay.

Thai buy for 100000, sell for 800000, at least that is what some deelopers do, oh well if road and water access is ok, up to 1mill per rai is acceptable, however much land is bad, needs too much to fill it in, road maccess and utility access not always guaranteed, hence price down.
When you think house prices on estate are in my view rip off. a rai is good whatever the price providsing access ok.
cost of house your seign anything from 500,000 to 3,000,000 baht, but you have space and probaly quiet and also no estate probelms with estate owner, etc etc: and Thais that make noise alnight with music or motorbikes.
My stands alone I buy land next to me so i can decide what and whom i want to live next door.
I have rtoad down one side and spare land next to me. facing onto main road and road other side of my land with water, power,telephone all readily available.
#Youi pay what yopu want and get what you pay for.
price up to you, as in UK and else where, location location location is always the pricing guide.

Two years ago I bought 3 rai with mains water and electric and a small building on a corner position 17 k from udon cost 350,000 baht every one said to expensive , three week ago 1 rai next door (no water or electric) , sold to Thais 200,000 baht , they are not making any more land , its got to go up in price , :lol: :lol:

Has the law changed. :? :? I thought you had to be a Thai to buy land here.I got the land in my G.F. name and made sure I got a 30yr lease in case things turned sour, she could of sold the land when she wanted to, which will take me to 96yrs. old,
I don"t think I will be bothered then. I bought the house in my name. The place is 6K from cetre of Udon Thani inside ring road. House is on a small estate, water elect etc.. three beds two bathrooms hot water heaters and aircon. Total cost 1,080,000B
