Land prices 12 km outside udon

Does 100,000 bhat for 100 t.w.(400 t.w. per rai ) seem a little expensive this far out of town? .

Ban nong toom 10k from complex B175,000 for 175tw or B190,000 for 200tw no water, has power.

Seems ok to me ,if 12 k from complex

80,000 baht here for 100 TW 40kms out Udon on good road, thus 320k/rai, I paid 250K/rai 2 years ago here.

There is a farmer who cut some rice land in building lots at the edge of the village asking 100k for 50 TW!!!! thus 800k/rai, crazy. One farang bought a piece because he had to: it's his way into his house (he got cut off by the farmer). No further sales.

i have access to 2 rai 18 klms out for 190.000bht.(at time of posting!!)
also just purchased almost 1 rai for 150.000bht adjoining it. Land fill cost another 70000baht.
Has tarmac road access.
and under 2 klms from main highway.

Land has gone up outta town, can only think its due to the amount of farangs buying in villages and building..word gets around. ;)

Yes if building/buying always make sure its got ROAD access.

My lady and I are starting to look at land around her village. Although I can't move for 2 more years(finish work) I want to get started with land and small house. She has told me that because so many farangs are moving to her village - Nong bua ban - that prices have gone up to 500,000 baht for one rai. Please tell me it isn't so and that only one farang was a lame dupe overpayer...lol. Although her family has farm land, some not even being used, I can expect no help from her father, he would much rather have Thai man for son-in-law than poor farang, or probably any farang for that matter.

BTW, I'm still having problems converting everything, meters etc don't make much sense to me. Feet, acres etc make sense to me although I do my work in 10'ths, I'm a surveyor, but like language, I need an intrepreter.

1 Talang Wah = 4 Square Metres = 42.7 Square Feet

1 Ngan = 100 Talang Wah = 400 Square Metres = 4,277 Square Feet

1 Rai = 4 Ngan = 400 Talang Wah = 1,600 Square Metres = 17,109 Square Feet

1 Acre = 2.5 Rai = 10 Ngan = 1,000 Talang Wah = 4,000 Square Metres = 42,772 Square Feet ;)

Thanks panick, that helps. I had the 1 acre = 2.5 rai and that was it. I'll be back in May and while her father has made the offer of letting us stay in his home, she has politely declined the offer. Oh thank you Buddha! She is looking but says land now too high, too many farangs buying. With the usd dropping like a rock they must be europeans.

My girlfriend got a lot of Rai now.
But I love her.
She is a special one.
Now have only dust,stone and earth.
I think about to do the job.
Make a small house first.
Than we will build up the farm.
Her Family will help me.

How many acres to one Rai?Offcourse if its unproductive farmland in the middle of nowhere,who care.I realize 10km from Udon is good.
