Has a Phoenix arisen from the ashes of this establishment. Just prior to my return to Australia in early September a friend asked me to send details of the Thai owners as he believed something could be viable there. I sent down the phone number on the door but have not heard back yet.

The place was empty of the bar and tables last time I looked, and there was someone doing some painting inside of it.

Who can provide an interesting story describing the change of status of Molly Malone's?

personal interest: Who owned it? Who Managed it? And some details of the demise.

economic: What were the start up costs and ongoing costs? Was it profitable?

Is there an asking price for sale of the bar?

I'm just curious about the details of business successes and failures in Udon.

The bar no longer exists, as far as I am aware the property owner wanted rent up front for a lease extension which wasn't forthcoming so repossessed the premises, which have now been gutted and re let as another style business, not sure what yet, builders currently at work.

Originally upstart was by Justin & May, of Aussie Pub I & II (II = Koala bar, closed already :cry: ), rented and installed fixtures and such, ran it for a short while as DownUnder Bar, until selling at.



2 Who owned it? Who Managed it?

Don’t know, but business and furnishings were sold to ‘Sam’, who was last proprietor until it’s demise.


3 And some details of the demise.

Well, don’t know the profit/loss margin when DownUnder Bar, but never maintained the customer base of that. Apparently, since most of the staff followed Justin and May to the new Aussie Bar, I’m guessing he wasn’t the best employer. Add to that, one confirmed, assault :fryingpan: :fryingpan: on a regular customer, unprovoked :yikes: , and it’s hard to keep a business going after that got around, as I noticed a considerable drop in patronage after that, IMHO :roll: .

Start up/ongoing cost.............. :yikes: 2 :yikes: .................2 much. Made a profit, hmm :-k , closed, so very doubtful.

No, already sold or rented to be a computer sales and service shop. Though Sam did try to unload the place for quite some time, before throwing in the towel.

Successes (bars), not many. Failures, plenty and I can see quite a few more in the next year. If you are completely out of your mind, and want to own/run a bar............1st thing you do, for the next 3 months, is research. Very easy, every thurs/fri/sat afternoon and night, drive the circuit and see what is offered as prospective competition, see how few customers they have since the market is already diluted, with 10-20 more bars and new mall to add to the already diluted customer base, and you have an idea how little money there is to go around.

Then if you are completely delusional and insistent on losing your money, cut your losses by renting a shophouse yourself, a couple stories as you will be living there, to at least get some use out of it. And do the refurbish yourself, save lots of money, because buying a business here is only good for the business seller. From what I’ve seen, they charge way too much for what you are receiving, a name and overprice fixtures. The business name is fairly useless, since they really don’t have much of a following, or..................why would they be selling a profitable place :-k :-k .

There is one fool proof way to guarantee at lease a 50 % return on your investment so it is not totally lost. Give me you initial investment, and I’ll give you half back, and call it a day, and you save money, save all the work and headache and heartache, and have some left over the next day......................thank you very much. I’ll even buy you a beer. \:D/ \:D/ :drunk: :drunk:

LA's got it pretty much summed up. The 'rent a shop house' is a good idea as at least you are not paying rent costs on somewhere to live as well. When you consider the rent on 1 unit at D&N is 6K a month (and most bars are 2 units or more) a shop house looks an even more attractive proposition if anyone still believes a bar is the right thing to do. :shock: :shock:
It is very, very quiet in the bars at the moment. Last time I went out in the week (Monday) hardly anywhere had any customers. Last time I went out at the weekend (Saturday) only the Clock had what I would consider an adequate number of customers if I was running a bar...

Well said LA. If only more people would take this advise.

Even the relatively busy Mojo's doesn't make a profit I hear. :cry:

There just aren't enough tourists here to support all the bars. :drunk:

(And the locals. like me, are too kiiniaw to spend much going out :-({|= )

All opinions for or against previous owners aside.... What sort of idiot would buy A bar change the name and expect the same customers and any of their friends sent up to Udon to come a running??

Attitude wise, I went in there once after the new name etc etc - ordered a drink to be sociable (was only going to be in town a couple of days BTW) and asked oh didn't this used to be an Aussie bar?? attitude was something like yeah so what!! ... well sounds like I was lucky not to get beaten up!!

I go to a bar to have a drink :drunk: and be in relaxed surroundings - I get enough attitude at home thanks!!
