I'm looking for some land around this general area with the idea to set up a small farm based on principles of sustainability/permaculture.

Most important is reliable source of fresh water (maybe edge of/near a big lake or dam, but not far downstream). Waterfalls nearby would be good.

Prefer forested land over flat farmland.

Can be out of the way (up to 1 hour drive from big/medium town), but not totally inaccessible.

Possible? Any ideas where I can start looking?
