you are in a foreign country and can not legally own land/house/business, so why would you, and to do so without a lawyer, well, for business, you would have to be nuts. then if not buying the business building, you are at the mercy of the landlord if you actually make money
if not mistaken, you can not own or build 50 or 100 meter past the hide tide mark, and can not build on hill with more of a 30 % slant, read that in phuket gazette, after a couple apartment buildings collapsed in phuket after a heavy rain, and they had to be at least on a 70 % hillside, steel stilts didn't help.
as far as the one in udon you mention, i agree, his tactics are not buyer friendly, but all he does is offer, the idiot has to agree to give him the money. only you can let yourself be taken.
